London Bay and design partners create friendly lifestyle at Grandview

FORT MYERS BEACH — London Bay and its team have created a one-of-a-kind living experience at Grandview at Bay Beach, an 11-story luxury high-rise being developed by London Bay on the last high-rise pad within the gated Waterside neighborhood at Bay Beach on the southern tip of South Fort Myers Beach on Estero Island. Situated two miles north of Lovers Key State Park, Grandview is close to the beaches, shopping, dining, and nightlife that have made Fort Myers Beach one of Southwest Florida’s most popular destinations.

Grandview will feature 58 open-concept residences ranging from 2,400 to 2,900 square feet with three or four bedrooms, dens, three or three-and-a-half bathrooms, and private elevator access. The six residences on the top floor will be penthouses with 11-foot ceilings and a private two-car garage per unit. Grandview will offer a pet-friendly living environment with no weight restrictions. Pre-construction pricing for the residences at Grandview at Bay Beach starts in the $900s. Reservations are now being accepted.

“When I first drove to the Grandview site and saw the potential, I thought it was a great opportunity,” said Mark Wilson, president and CEO of London Bay. “We set out to design a building that takes full advantage of the spectacular views in every direction. At the same time, we wanted to create a living experience that is relaxed and user-friendly in a luxurious setting. We took an inside-out approach starting with spacious open-concept floor plans with covered outdoor terraces. The floor plans and the building’s coastal contemporary exterior architectural style reflect a 2020 aesthetic that will fit nicely into Waterside. The building’s interior and exterior amenities continue the connection with the outdoors from the materials the designers specified, to the color palette in the common areas, to the preservation of the views in every area of the building.  When you combine the beautifully designed building, residences, and amenities with the laid-back lifestyle of Fort Myers Beach, it’s a great lifestyle.”

With only six units per floor, the Grandview tower’s design uses the footprint to widen the interior residences. Large areas of low-e glass, along with the terraces, will contribute to a see-through feeling that is conducive to the open-concept floor plans while offering energy efficiency. A contemporary exterior palette of light creams and grays punctuated with stone elements will establish Grandview’s modern feel, while glass handrails on the building’s eastern sunrise terraces will further enhance the effect.  Sunset waterside terraces, oriented to the north and south, will be screened for optimum alfresco enjoyment. A porte-cochère will open to a two-story lobby. 

“Grandview isn’t just a name. It’s an embodiment of a design philosophy,” said Grandview architect Bob Hall, AIA president and CEO of Curts Gaines Hall Jones Architects, Inc. “Beginning with London Bay’s vision to create an island oasis, Grandview took its cues from the drama of the site. Grandview stretches her wings fully to the Gulf of Mexico, Estero Bay, and Lovers Key. The building’s design is very much a modern architectural expression. Each residence employs dramatic open floor plans conducive to a sophisticated, carefree lifestyle.  Emblazoned in glass and encompassing the flowing plans, the Grandview residences take it all in.  The casual elegance of Grandview’s island aesthetic offers its residents a lifestyle of active comfort.”

Grandview will feature resort-inspired amenities that encourage a vibrant social scene and a connection to personal health, wellness, and the area’s natural environment. On-site amenities designed by the design team at Interior Design Associates (IDA) will complement the high-rise’s architecture and showcase the colors and textures of nature. Guests will be hosted in two luxuriously appointed suites. The building’s fitness center will feature state-of-the-art strength and cardio equipment. The adjacent yoga studio will include a mirror wall, barre, and cushioned flooring for impact absorption. Men’s and women’s changing rooms have been envisioned with sleek stainless-steel fixtures and finishes.  IDA has finished an interior club room that will include a bar and fireplace with cerulean blue, citrine green and turquoise accents.

“When visualizing the common area interiors for Grandview, IDA embraced biophilic design – looking to nature for inspiration and using the bright and vibrant shades of blues and greens found in the sea and its abundant life, paired with serene, sandy neutrals,” said IDA president and principal Jennifer Glass.  “Our end goal was to create an open, inviting interior environment that is in harmony with the building’s sweeping views of nature.”

“Natural materials were paired with gleaming metals and seamless glass to create a balance between outdoor and indoor,” added IDA senior project designer Rachel Chiarelli. “As you enter the building, the flooring is a large format porcelain tile that has the appearance of huge sheets of marble slab. A luxurious grand staircase leading to the second-floor is presented in the same stone look with stainless steel rails and glass panels.  A custom sculpture that is a modern take on a coral reef cascades down the wall of the two-story space and leads the eye both up and down into soft, comfortable seating groups. Modern decorative lighting is reminiscent of the sea, with softly colored glass and spikey sea anemone-like chandeliers.”   

A floating staircase will curve from the first-floor lobby to Grandview’s second-floor amenities level, “The EL,” a reference to the tower’s brand tagline of “Elevated Waterfront Living.”  A catering kitchen will be available to those enjoying the EL’s lanai and outdoor bar, while a series of covered and open-air gathering spaces, green spaces, floral displays, grills, and fire pits designed by Innovations Design Group will encourage a connection with nature while maximizing outdoor views.

Grandview residents will also have access to the activities and amenities offered within Waterside, including a resort-style swimming pool and spa, tennis courts, 1.2 miles of walking and jogging paths, a fishing pier, beach access, and nearby marinas.

Romanza Interior Design and Clive Daniel Home are creating the interior designs for Grandview’s two model residences. Based on London Bay’s commitment to its brand promise of “Private Label Living,” the models will showcase the flexibility of the tower’s residences and the high-level of finishes and luxury appointments that will be included.

“The Grandview plans provide livable spaces that allow for conversation and entertaining, media viewing, and indoor/outdoor living while taking advantage of extraordinary views,” said Romanza interior designer Luann Powers Gliwski.  “The open-concept plans are on trend and allow designers to use flooring materials and ceiling design options to create a cohesive foundation for their design concepts.  The scale of the units is ideal for modern or traditional furnishings with clean lines.  The terraces wrap the main living areas and master suites, providing outdoor living areas that flow into the main interior spaces.”
